How long does a permit-ready package take?
Most projects are delivered in 5–6 weeks depending on scope and jurisdiction. Structural Add-On only packages can be completed in 2–3 weeks. Full Turnkey packages run 12–16 weeks.
What do you need to start?
A project description, site address or jurisdiction, approximate square footage, and reference inspiration if available. We can work from rough sketches — you don't need finished plans to get started.
What happens if my jurisdiction has unusual requirements?
We check jurisdiction-specific requirements before starting and flag anything unusual upfront. If plan check comes back with corrections, we handle them within the revision scope agreed at start.
Can you work from a sketch or existing plans?
Yes. We can refine rough sketches into professional drawings, or integrate existing architectural drawings into our engineering workflow.
Do I need a PE stamp to get a permit?
In most jurisdictions, yes — especially for structural elements. Some rural areas have exceptions. Contact us and we can help you check your specific jurisdiction.
Do you handle engineering in my state?
We support PE stamping in 30+ states and can typically expand coverage as needed within 1–2 weeks. Contact us if your state isn't listed.
Do you provide sealed calculations?
Yes. Structural calculations are included with every engineering package and can be provided to your building department upon request.
Can you engineer plans I got elsewhere?
Yes. The Structural Add-On package is specifically designed for clients who have architectural drawings from another source and need engineering and a PE stamp.
What file formats do I receive?
High-resolution JPG and PNG at 300 DPI. Print-ready TIFF is available on request for large-format printing.
Can you match specific paint colors and materials?
Yes. Send us manufacturer specs (Sherwin-Williams, Benjamin Moore, Kohler, etc.) and we'll match them in the renders.
Do I need finished plans to get renders?
Not necessarily. We can work from rough sketches or in-progress plans, but final renders are more accurate with finished or detailed plans.
Do I own the renders?
Yes. You own full rights to use the renders for websites, brochures, social media, sales materials, and any other commercial purpose.
How are revisions handled?
Each package includes a defined number of revision rounds. Design Starter includes 1 round; most other packages include 2 rounds. Growth and Luxury tier renders include unlimited revisions. Additional rounds beyond the included scope are billed hourly.
What happens if my scope changes mid-project?
We'll quote a change order for any scope additions. Minor adjustments within the original scope are typically handled without extra charges.
Do you offer volume discounts?
Yes. Builders and developers with multiple projects qualify for volume pricing. Contact us to discuss a project pipeline arrangement.
What payment terms do you require?
We require payment before work begins. For larger packages, we typically split into a deposit at kickoff and final payment upon delivery.
