What Is a PE Stamp — and Why Your Permit Won't Pass Without One

Most homeowners don't know they need a PE-stamped structural set until the building department rejects their application. Here's what it is and when it's required.

The building department rejection letter is almost always a surprise. The architectural plans look complete. The drawings are clean. Everything is dimensioned and noted. Then the reviewer sends back one line: "Structural engineering and PE stamp required."

Most residential clients have never heard of a PE stamp. By the time they learn what it is, they've already lost two to four weeks of schedule while their permit sits in a queue.

What a PE Stamp Actually Is

A PE stamp is a licensed Professional Engineer's seal on structural drawings. It means a real person with a state engineering license has reviewed the structural design, run the load calculations, and is professionally responsible for the work. If the structure fails, the PE's license is on the line.

This is different from an architect's stamp, which covers code compliance and design documentation. Structural engineering is a separate discipline, and in most jurisdictions, it requires a separate license to certify.

Not every state uses the same PE licensing system, which is why a PE licensed in Colorado cannot stamp drawings for a project in Texas without holding a Texas PE license. This is why multi-state capability matters when you're working with an engineering firm.

When Is It Required?

The honest answer: it depends on the jurisdiction, and the rules are not always clearly posted. Here's the general framework:

Almost always required: New construction of any single-family home above a certain square footage (varies by municipality, typically 800–1,000 SF). Any project with a concrete or masonry structural system. Any project in a high-wind or seismic zone.

Often required: Additions that involve structural modifications. Garage conversions. ADUs. Any project removing or adding load-bearing walls.

Sometimes required: Decks over a certain height. Retaining walls over four feet. Second-story additions.

The safest approach is to check with your local building department before submitting, or work with a firm that already knows your jurisdiction's requirements.

What's Actually in the Structural Set

A PE-stamped structural set typically includes: a foundation plan showing footing sizes and reinforcement, a framing plan showing beam and header schedules, a shear wall layout for lateral resistance, load calculations (dead loads, live loads, snow and wind where applicable), and connection details.

The structural drawings are coordinated with the architectural drawings — same dimensions, same wall locations, same opening sizes. If there's a conflict between the two, it gets resolved before the permit is submitted, not during framing.

Why Separate Firms Create Problems

The traditional model — hire an architect, then separately hire an engineer — creates coordination overhead that slows projects and causes errors. The architect finishes their drawings, sends them to the engineer, the engineer red-marks issues, the architect revises, the engineer re-reviews. This back-and-forth typically adds two to four weeks to the schedule.

When design and engineering share a project team from the beginning, structural decisions are made during the design phase, not after. Beam locations are confirmed before the architectural drawings are finalized. Header sizes are designed into the elevations. The permit set is coordinated from the start.
